Orbit Services · Property managers

Keep your rentals ready for the next guest.

Repair and maintenance inquiries for South Jersey vacation-rental managers. Send the property town, repair list and booking deadline so Orbit can review the scope and confirm availability.

A repair vendor — not a booking or guest-management service.

Repair scope

A clear list.
A considered next step.

Scope and suitability are confirmed case by case. Send the work you need reviewed, not a presumed booking.

01

Between-booking repair lists

Share loose hardware, door adjustments and other repair items by room. Include the next booking deadline so the scope and available window can be reviewed.

02

Drywall & paint touch-ups

Identify affected walls, patch sizes, existing finishes and any unresolved damage. Discuss preparation, materials and suitability before agreeing to work.

03

Seasonal refreshes

Organize the repair tasks needed before opening or closing a rental. Separate routine refreshes from issues requiring assessment by an appropriate provider.

04

Overflow requests

Have an incumbent vendor? Send the items that need additional capacity. Each request is reviewed separately; accepting an inquiry does not promise a schedule.

From inquiry to agreed scope

Plan the work before the visit.

  1. 01

    Send scope, town & deadline

List the tasks and property towns. Add helpful photos and your requested booking-related deadline.

  2. 02

    Discuss availability & estimate

Orbit reviews scope and suitability case by case. Confirm what can be estimated and whether timing is feasible.

  3. 03

    Approve scope & arrange access

Agree on the work and materials first. Arrange access privately; discuss approval before any additional work.

  4. 04

    Agree on completion records

Discuss any photos, itemized invoice or vendor-document requirements before work is approved.

South Jersey shore

Start with the property town.

Margate, Ventnor, Longport, Ocean City and Brigantine. Properties outside these areas require confirmation.

Before you send
the repair list.

Can we keep our existing maintenance vendor?

Yes. You can inquire about overflow or a specific repair list without replacing your incumbent vendor. Scope and suitability are reviewed case by case.

Can work fit between guest bookings?

Send the booking deadline and available access window. Timing is subject to availability and scope review; a request is not a reservation or promise of turnaround.

What happens if additional work is identified?

Discuss who can approve changes and how approval should be documented before work begins. Additional work should be approved before it proceeds.

Can we request photos, itemized invoicing or vendor documents?

Include those requirements in your inquiry. Discuss what records and documents can be provided before approving the scope; they are not automatically included or guaranteed.

Should we include access codes in the form?

No. Do not send access codes, guest information or sensitive documents through the public form. Arrange property access privately after scope and availability discussions.

Does Orbit manage bookings or guests?

No. Orbit is a repair vendor, not a booking or guest-management service. Your manager remains responsible for reservations and guest communications.
